WE ASK THAT POTENTIAL RESIDENTS READ OVER RULES AND REGULATIONS PRIOR TO ATTENDING ORIENTATION
On October 4, 2010, an Amendment was passed by the owners of Edgewater Condominiums requiring all leases to be on a uniform form of lease. The Amendment also specified that any Unit Owner intending to Lease their Unit shall submit an application and any other requested information and fees at least thirty (30) days in advance of the commencement of the Lease or renewal or extension term.
As of January 1, 2020: At least thirty (30) days before the intended move-in date, the potential tenant must attend a scheduled Rules and Regulations Orientation. The Orientation lasts approximately thirty (30) minutes and is held every other Thursday at noon. A potential tenant MUST call the office to register. Walk-ins are not accepted.
Only after attending the Orientation, a potential tenant may submit their application. Along with their application, the applicant must also submit a $100 (per applicant) money order, a copy of their Driver's License, and vehicle registration. The application fee is non-refundable.
Approval or denial by the Association will be available within ten (10) business days.
A PARKING PASS is required for any vehicle parked on Edgewater property after midnight.
A RECREATION PASS is required to utilize the pool, tennis court, and recreation area.
Up to two (2) PARKING PASSES may be issued to a unit, providing two (2) licensed adult tenants are listed on the lease. If only one (1) adult is listed on the lease, only one (1) PARKING PASS is permitted. Each unit receives one (1) RECREATION PASS.
As of May 1, 2020, all new tenants are required to pay a refundable $25 fee for each pass to be issued (not to exceed $75). The fee will be required before any passes are issued. The fee must be in the form of a money order.
When a tenant renews their lease, they must turn in expired passes. Failure to turn in any passes at the time of renewal will result in an additional $25 fee and forfeiture of the original fee.
If a tenant changes their vehicle during the term of their lease, they must return the old pass or forfeit the initial $25 fee and submit an additional $25 fee. This does not apply if the vehicle was totaled.
The tenant will receive a refund within thirty (30) business days after vacating, pending return of all passes, and providing a valid forwarding address. Failure to provide a valid forwarding address within ten (10) business days of vacating will result in forfeiture of any refund due.
As of January 1, 2021, all new tenants will be required to pay a refundable $200 common and limited common element deposit. The fee will be refunded within 30 days after the vacating of the tenants (to whomever is on file at Edgewater as having paid the deposit) PENDING no damages to common elements or limited common elements.
NEW TENANT CHRONOLOGICAL CHECKLIST
1. Attend Rules and Regulation Orientation – held every other Thursday at noon – TENANT must call the office (386) 574-6719 to register to attend.
2. Submit the application (along with a copy of Drivers License and Vehicle Registration) and $100 per applicant non-refundable fee.
3. Upon approval, provide a copy of the completed Edgewater Uniform Lease to Edgewater office.
4. Submit refundable fee for passes (not to exceed $75) – passes will be available the next business day. Submit a $200 refundable deposit.
